***SENIOR PROJECT MANAGER/DRYWALL***

POSITION RESPONSIBILITIES AND DUTIES

:• Able to perform all Project Manager’s responsibilities (refer to position descriptions

)• Manage multiple or large, complex project

s• Estimate and establish budgets and contract price (GMP/Lump Sum

)• Negotiate cost-effective subcontract and material purchase

s• Set up and implement job procedures and techniques to assure timely buyout, shop drawing approval and material deliver

y• Keep project on schedul

e• Develop and maintain good relationship with Owner, Architect and Subcontractor

s• Work with Superintendent to develop safety plans and to implement safety procedure

s• Maintain timely and accurate reporting to managemen

t• Manage, train, and supervise project team according to Company polic

y• Organize regular meetings for management and subcontractor

s• Review contract conditions; ensure compliance with all contract term

s• Supervise documentation of all significant project events, e.g., accidents, delays, Change Order

s• Direct preconstruction services and activitie

s• Negotiate, prepare and issue subcontract bid package

s• Assist with business development and participate in job interview

s• Maintain quality control (integrity and excellence of completed project

)• Support estimating staff (bid item specialist

)• Avoid or mitigate claims and conflic

t• Complete all job close-out procedure

s• Conduct warranty follow-up (1-year warranty walks

)• Complete project with full or enhanced fe

e• Complete other responsibilities as assigne

MINIMUM SKILLS OR EXPERIENCE REQUIREMENT

S:• Engineering, Construction Management or Architectural degree or equivalent experien

ce• Field construction management experience (8-10 years, including supervisory skill

s)• Leadership abili

ty• Problem-solving ability and strong sense of urgen

cy• Organizational and communication skil

ls• Drafting and computer skil

ls• Fundamental knowledge of contract law and project accounti

ng• Thorough understanding of all project management control systems (scheduling, cost control, procurement and estimatin
